What to Expect

When the time comes for foundation repair and waterproofing, many homeowners have questions. We’ve tried to answer some of the most general, and frequent, of those below. Every project is unique, and thus, each has its own challenges.

Will my house be perfectly realigned when the foundation repairs are completed?

In the majority of cases, our foundation contractors will endeavor to realign the area in question. However, because each situation is unique, we cannot provide guarantees. Different structures will react differently to realignment techniques, and, as a result, your building may not align exactly when the foundation repair has been completed.

United Dynamics, Inc. will not recommend realignment if there are signs that attempting to do so would further damage the structure. Our goal is always to stabilize; we work effectively to make certain your building is supported adequately.

Will cracks in masonry, stone, or block walls still show after the job done?

If your building has visible cracks in the mortar of masonry, stone, or block walls, they will be repaired as necessary. You’ll want to keep in mind that fresh mortar will generally be a somewhat different color than any existing mortar in the surrounding area. As the new mortar weathers over time, the colors will become more closely matched. Moreover, when we attempt to restore the structure to its original position, any cracks may not close up entirely. This can leave the repaired mortar wider/larger than the original surrounding mortar.

What can I expect inside my house?

Cracks inside your home may or may not close up when the structure is realigned. Previously repaired cracks can reappear and new cracks may form. All of these types of cracks are considered normal during the foundation repair process, and they can be resolved by a drywall or plaster professional.

In the area of repair, doors and windows will be evaluated for function before and after the foundation repair process. Those that do not function properly may be fixed by the realignment, but not always. Any remaining repairs necessary for proper door or window operation can be completed by a qualified contractor.

United Dynamics, Inc. does not provide repairs for interior drywall or plaster cracks. We do not fix doors or windows not corrected by the foundation repair.

When the project has been completed, what will my landscaping/yard look like?

All excavated areas will be backfilled, tamped, and smoothed (unless otherwise noted). Some situations (specifically deeper excavations and certain soil conditions) can make leveling to the original grade difficult. In these cases, soil will be mounded up over the area of excavation, helping ensure the soil settles back to the approximate original grade. Future grading may be required, in some cases.

Any plants in the work area will be removed and returned at the completion of the project. However, we cannot guarantee their survival. If you have particular concerns about plants or other landscape features, we recommend contacting a professional landscaper.

Disturbance to the lawn may occur during the foundation repairs; if needed, those areas will be re-seeded.

Will removed sections of driveway, patio, etc. be repaired?

In some cases, part of your driveway, patio, or other surface will have to be removed to gain access to areas in need of repair. United Dynamics, Inc. will remove only as much of the concrete or asphalt as is needed to perform the services specified in your contract (unless otherwise stated). We replace any sections we remove. Keep in mind that the patio or driveway repair will likely be visible; over time, it should blend in better as the new surface weathers.
